Over the next 5 years, the Senior Housing Opportunity Fund will work to acquire high-opportunity, high-reward communities in this fast-growing segment, building rapidly and strategically to an industry leading portfolio, with a target exit date of 2030.
Consider that a 75-year-old today is expected to reach the age of 92. Our aging population of loved ones is creating an unprecedented shift in housing needs, and we are headed toward a massive shortfall in senior communities.
Arbor Bay’s leadership team combines nearly six decades of property asset ownership and management with a strategic interest in the expanding senior housing market and long-term care, as well as a personal connection to caregiving. We are committed to ensuring a positive experience for residents, caregivers, and investors alike through the acquisition and development of a diverse range of senior housing, designed to meet the varied needs within the market.
We invest in existing communities for sale, development opportunities, portfolio deals, and public bonds or stocks.
Twenty/20 Management (and possibly others) will manage our properties daily, to increase value and cash flow.
A portfolio maturity target of 2030 will allow us to plan an orderly return of investment and capital gains.
what you can expect
Partnering with the most qualified investors on a $50 million maximum equity raise.
Investors receive a preferred return of 7%, paid annually or reinvested.
Our focus is to provide returns exceeding 17% annually, over the life of the Fund.
